26 Cairns Street is a subtropical residential tower that expresses the contemporary spirit of Brisbane, the New World City. Brisbane City Council recently released strategies to enhance the city’s reputation as a liveable, vibrant, green, and prosperous city; the Design-Led City and the Buildings that Breathe. This development is both an exemplary outcome of these policy documents, and a unique solution inspired by its special site.

The project is located at the heart of Brisbane’s Kangaroo Point Peninsula, adjoining the historic Frank Nicklin Dry Dock. The development marks this superb waterfront location with a green, elegant tower that is distinctive without being ostentatious. Conceptual first for Brisbane

26 Cairns Street will comprise a lush subtropical residential tower elevated above an innovative new public green space to be known as the Dry Dock Gardens. The residential portion of the tower will be a similar scale to the surrounding towers and become an attractive and innovative addition to the peninsular skyline.

The tower is elevated 20m above ground to provide light, air and views to the public gardens.

The tower is shaped to maximise air flow and natural light into the apartments, shrouded in landscaped greenery with deep shaded balconies to reduce solar heat load.

To engender community spirit, every apartment belongs to a three-storey village centred around naturally lit and ventilated lobbies and sky gardens.

Additional height is balanced with public benefit, sustainability and social outcomes.
